Waterproofing and Insulation

Essential for Egyptian climate. El-Eman Office provides waterproofing and insulation as part of general contracting services.

Where do moisture problems usually occur?

Knowing where leaks happen comes before choosing suitable waterproofing and thermal insulation materials. Problems recur at roofs, particularly at their corners, around ventilation openings and pipe penetrations; in bathrooms and kitchens where the floor meets the wall; in walls in contact with soil; on balconies and external stairs; and around tanks and swimming pools. Each location needs its own method, and waterproofing that works on an exposed roof may not suit a tank in constant contact with water.

Stages of proper waterproofing

  1. Prepare the surface: clean off dust, repair cracks and honeycombing, and dry it as the material requires.
  2. Form proper slopes to drain water towards the outlets, because standing water tests the waterproofing continuously.
  3. Treat corners and joints with extra reinforcement, and apply the material at the thickness and number of coats the product specifies.
  4. Carry out a flood or spray test on surfaces and basins where possible before covering.
  5. Install a protective layer over the waterproofing, such as screed or tiles, so it is not damaged by traffic and equipment.

The common mistake is covering the waterproofing before testing it and neglecting the details at penetrations and pipes.

Thermal insulation and energy efficiency

The effectiveness of thermal insulation depends on the material, its thickness, how it is installed and whether the layer is continuous without gaps. Thermal bridges, such as uninsulated columns and beams, let heat through even when the walls are well insulated. Consider orientation and shading, and reduce the area of glass exposed to the sun in addition to insulating. Choose materials with appropriate fire performance for the intended use.

On the roof, waterproofing and thermal insulation can be combined in an integrated system, but make sure the materials are compatible and that no moisture is trapped beneath the insulation.

Maintenance and periodic inspection of waterproofing

Waterproofing is not finished once it is installed, since it is exposed to sun, rain, movement and ageing. It is advisable to inspect roofs once or twice a year, especially before the rainy season, to check that drains and gutters are clear, that roofs are free of build-up, that joints and pipe penetrations are sound, and that there is no cracking or blistering in the layers. Small damage should be repaired early because it worsens quickly. Take care not to fix or hang objects on waterproofed surfaces by drilling through them, and do not drag heavy equipment across them.

Frequently asked questions

Is painting the walls enough to treat dampness?

No. Paint does not treat the source of moisture. Identify the cause first, remove the affected material and treat the source with suitable waterproofing before redoing the finish.

How long does waterproofing last?

It depends on the material, the quality of installation, the conditions of use and protection. There is no fixed period, so periodic inspection and early repair of any damage are advised.

Should I waterproof the roof before the interior finishing?

Yes. The roof is the first line of defence against water, and completing and testing it early protects the interior finishes.
