Central AC

Types, design, and cost for central air conditioning. El-Eman Office provides AC as part of general contracting.

The basis is the heat load calculation

Most problems with central air conditioning come from a mistake in choosing capacity. If the unit is too small it will not cool at peak, and if it is too large it cycles on and off, raising humidity and consumption and shortening equipment life. Loads are calculated from the area of the space, orientation and sun exposure, the glazed area, the number of people, heat-producing appliances and the ventilation rate. So a quick rule such as a number of units per square metre should not be relied on; an engineering calculation that reflects the conditions of the place is needed.

Installation details that decide performance

  • Duct routes: should be short and regular with the fewest bends, to reduce losses and noise.
  • Insulation: insulating ducts and pipes prevents condensation and heat loss.
  • Condensate drainage: a constant, correct fall in drain pipes prevents leaks and damage to ceilings.
  • Outdoor unit location: adequate ventilation around it and distance from hot surfaces and dust sources.
  • False ceiling: needs enough height for ducts and beams, and must be coordinated with structure and electrical work.

Coordination between trades and ease of maintenance

Drainage, firefighting, electrical and air conditioning services compete for space in false ceilings, and if they are not coordinated early, clashes appear that delay work or force ceilings to be lowered. A coordination drawing between the trades should therefore be prepared before construction. For maintenance, access hatches are needed at filters and valves, and technicians need access to the outdoor units. Ignoring this makes periodic cleaning difficult and raises breakdowns.

  1. Have the load calculation done by an air conditioning engineer.
  2. Choose the system according to usage pattern and operating hours.
  3. Coordinate routes with structure, electrical and plumbing before construction.
  4. Test performance at handover and record operating readings.

Energy saving and operation

The electricity bill makes up a large part of air conditioning cost in the long run. Consumption can be reduced by insulating roofs and walls, shading glass, choosing efficient equipment and setting thermostats to reasonable temperatures. Central control systems help schedule operation and switch off empty areas. Making the building airtight against leakage also reduces loads. Air quality should not be neglected: natural or mechanical ventilation is necessary for occupants' health even in fully air-conditioned buildings.

Frequently asked questions

When is a VRV system preferable to ducted?

When rooms have different operating times, because it allows separate control and saves energy, while ducted systems suit large uniform spaces.

Can central air conditioning be installed in a completed building?

Often yes, but with challenges in duct routes and ceilings, and it may require false ceilings or lowering the height of some rooms.

What is the most important regular maintenance?

Cleaning filters, checking condensate drainage, checking refrigerant level and connections, and cleaning the condenser units.
