Gypsum Board
Types, installation, and cost for gypsum board works. El-Eman Office provides complete finishing services.
The Metal Frame: The Base of a Good Ceiling
The quality of a gypsum board ceiling is decided in the frame, before the boards. The frame is made of galvanised metal sections hung from the concrete slab with anchors or hangers, spaced to suit the board thickness and the weight of hung loads such as lighting. If spacing is too wide, waves appear or the gypsum cracks at the joints. The frame must be perfectly level, so a laser or string line is used to set the level across the whole room.
- Set the ceiling level from one common reference point in the space.
- Do not hang heavy loads directly from the boards without reinforcement.
- Leave access panels for maintenance where services run above the ceiling.
- Allow for expansion joints in large ceilings.
Joint Treatment and Finishing
The joints between boards are the weakest point of gypsum board and need careful treatment. Boards are fixed with screws set slightly below the surface, and joint tape and jointing compound are applied in stages with sanding between coats, until the surface is smooth and the joint cannot be seen after painting. Neglecting or rushing this step leads to cracks that appear after a short time. The compound must be left to dry fully between stages.
Painting should not start before the compound is confirmed dry and the dust removed, and a suitable primer coat is used to even out absorption.
Common Mistakes in Suspended Ceilings
Some problems recur in gypsum board work and can be avoided by planning ahead:
- Fitting ordinary boards in damp areas instead of moisture-resistant ones.
- Not coordinating with air conditioning and electrical works before closing the ceiling.
- Fixing heavy light fittings without reinforcing the frame.
- Ignoring concealed lighting and how it is ventilated and cooled.
- Installing boards before the plaster has dried or in places with leaks.
Any source of moisture should always be treated before installation, since gypsum board is affected by water even in the moisture-resistant type.
Sound and Thermal Insulation with Gypsum Board
Insulation can be improved by adding insulating materials such as rock wool or glass wool inside the wall or ceiling cavity, and by using two layers of board instead of one. Performance depends on tight joints and on sealing gaps around pipes and openings. Insulation does not rely on the board alone but on the design of the whole wall, and it is advisable to ask the supplier for the details suited to your goal.
Frequently asked questions
Can gypsum board be used in bathrooms?
Yes, using moisture-resistant boards with good ventilation, and preferably without direct contact with water. Suitable paints support the treatment.
How much load can a gypsum board ceiling carry?
It carries light loads such as ordinary lighting, but heavy weights such as large chandeliers need to be hung directly from the concrete slab. The installer decides this case by case.
What causes cracks in the ceiling after a while?
Usually poor joint treatment, wide spacing between frame members, building movement or the effect of moisture. The solution is to identify the cause and then redo the treatment.
