The digital survey is a technical document that fixes a property's location, boundaries and area by coordinates, and it is requested as part of registration at the real-estate registry. This guide covers who provides it, the published fees and what to check before paying.

Who issues the digital survey?

Press reports published in 2022 listed five sources: the Military Survey Department, the Spatial Data Centre at the Ministry of Planning, CAPMAS, the Egyptian Survey Authority, and survey offices accredited by one of these bodies. Rules can change, so confirm the current body through the registry or the body's official website.

Fees published by the Military Survey Department

These are examples from the department's service page as reviewed in November 2026. Fees can change, and they are not EL EMAN prices.

The page also states that fees double for administrative, commercial or recreational use, and adds a crew travel charge. Check the service page for the full bands and current values before applying.

General steps

  1. Prepare your ownership documents and property details, and ask the body for its required list.
  2. Apply through the channel the body specifies, online or on paper.
  3. Pay the fees and keep proof of payment.
  4. Wait for the crew's site visit and survey.
  5. Collect the statement and check the name, address and area before using it for registration.

How to check the body before paying

  • Ask for proof of the office's accreditation and verify it with the accrediting body.
  • Ask whether the statement will be accepted at the relevant registry office.
  • Ask for a receipt showing official fees and any added charges.

Does EL EMAN provide this service?

EL EMAN provides engineering surveys, boundary marking and area calculation for design, construction and land dealings. That differs from the official registration statement, so we confirm whether our work suits your purpose before starting. Read more about land and boundary surveys.
